A Renaissance of the Classical
Residences in the historic ambience of Schloss Laach

Schloss Laach, Monheim on the Rhine – an address like no other. Exclusive residential projects like this are rare. They demand an absolute passion for the unique. Rainer Kohl, the developer, innovator and founder of the LO3 Grundstücksgesellschaft real estate company made a commitment to precisely this passion and set new standards here by uniquely linking history and modernity. LO3 Grundstücksgesellschaft invested around nine million Euros in redesigning the Schloss and creating external facilities and a new modern building to the right of the Schloss, which provides an exciting contrast to the neo-classical architectural style of the Schloss. Twelve lofts ranging in size from 91 to 225 m2, all with a view of the Schloss, are distributed over the new building’s three floors. Based on the ‘house-inside-a-house’ principle, the lofts are arranged as independent modules. The loft building, with its high base structure, gives an impression of modernity, quality and space. Four separate lofts, some with ceilings up to seven metres high, are still available here. One of them is an exclusive single-storey loft on the elevated basement level extending over a residential space of 121.26 m2. It has two or three rooms, a terrace and an extra 60 m2 sun deck. As with all the residential units, its interior is captivating, featuring high-quality bathroom, electronic and design fittings and fine parquetry. The second, single-storey loft apartment on the elevated basement level offers an especially harmonious lifestyle over 114.81 m2 of living space. Here too, two or three rooms, a spacious terrace and an extra 60 m2 sun deck are ready to move into. As well as the first-class facilities, a further convenient extra is offered here: a lift to bring residents directly from the underground garage into their apartment.

Anyone who likes bright spaces will love the two-storey loft on the first and second floors, with a living space suffused with light distributed over 163.85 m2.It has four rooms, two large bedrooms, two balconies and an extra sun deck. The single-storey loft on the first floor also has a special charm, with a living area of 90.94 m2, two rooms, a balcony, an extra sun deck and all the amenities of the other units.

This regal property, with a total area of 54,000 m2, comprises a spacious Schloss park with environmentally protected forest and lake surroundings. For those who work every day in Cologne or Dusseldorf, its unique situation offers the highest leisure and recreational value, where residents can “slow down” and build up new energy. The nearby lake, forest, fields and Schloss park, re-natured in accordance with the original plans and aerial photographs, provide an oasis of rest and relaxation. The two-storey, elaborately restored Schloss apartment, with 377.50 m2 of residential space distributed across the basement level and first floor, offers the highest exclusivity. Although Rainer Kohl has modernised many historic buildings, restoring a palace was a very particular challenge. “It was fascinating to have the opportunity to responsibly redevelop such a historic building,” explains the project’s developer. “Obtaining the permits to construct a new building next to the historic building was a real challenge; one we successfully managed thanks to active support from the City of Monheim.”

So the only question is, modern living in a loft or a classical residence in a palace? It won’t be an easy decision.
